Know your payment. Get to the closing table.
I'm Mike Maiorano — a mortgage broker in Venice, Florida and across Southeast Michigan, licensed in 12 states. First-time buyer, self-employed, investor, or buying a second home? I'll show you the real numbers, help you understand your options, shop multiple lenders for you, and stay personally on your file until it closes.
Choose your path
Not sure where to start? Pick the situation that fits best.
You don't need 20% down and you don't need to figure this out alone. Let's start with what your payment would actually be.
The most flexible loan on the board for borrowers with solid credit — and mortgage insurance that doesn't have to be permanent.
If credit is the thing standing between you and a house, this is usually the door that opens.
Take the quick quiz. No application, no credit pull. We point you to the best next step.
How I work
Most borrowers aren't losing sleep over a rate — they're losing sleep over the payment. So that's where I start. On our first call I lay out the whole number: principal, interest, taxes, insurance, HOA, and mortgage insurance if you have it, plus what you'll actually need in cash to close. No guessing, no surprises three weeks in. Know your payment, and the rest of the decision gets a lot easier.
I'm a broker, not a bank. That means I can shop multiple lenders and put you in the loan that actually fits instead of the one product sitting on the shelf. It also means there aren't four departments between you and an answer. You get me — from the first conversation through closing. Smooth closings start with a well-structured file, and I structure yours before it ever hits underwriting.
The other thing I promise is simple: I'm available. If you're standing in a house on a Saturday trying to decide whether to write an offer, you shouldn't have to leave a message and wait until Monday. Your Realtor shouldn't either. Call me — I'd rather answer the question now than fix a problem later.
Tell me what you're trying to do. I'll tell you straight whether it works, what it takes, and if it isn't the right move right now, I'll tell you that too. No cost, no obligation.
I put your full number in front of you — payment, escrows, cash to close, and the options side by side — so you're comparing real scenarios instead of a rate you saw on the internet.
I structure the file up front, chase the appraisal, insurance, HOA docs and conditions myself, and keep you and your Realtor updated. When something goes sideways, I solve it — that's the part I'm actually good at.
What we offer
We work with a wide range of loan programs so we can match the right product to your situation.
No down payment, no monthly mortgage insurance, and a benefit you can use more than once.
Bank statement loans qualify you on the money actually moving through your business — not on what's left after your accountant does their job.
Student debt and a contract that hasn't started yet shouldn't keep you renting near the hospital.
Non-warrantable condo financing for Gulf Coast buildings that conventional guidelines won't touch.
DSCR financing looks at the rent the property brings in — not your tax returns, not your debt-to-income.
I'll run it honestly and tell you when the answer is no.
Waterfront on the Gulf Coast, Birmingham and Grosse Pointe estates, second homes — financing above conforming limits.
Often paid for by the seller or builder. Useful — as long as you can afford the payment it settles into.
Programs that help with the down payment or closing costs — if you qualify, and if the fit is right.
A home equity loan or line of credit leaves your existing mortgage exactly where it is.
